Q What type of Project is SALITRE100?

A

Salitre 100 is a residential building on a site previously occupied by two extremely run-down buildings. This project completes the refurbishment of this section of Rua do Salitre.

Q How many floors does the building have?

A

The building has 8 levels above ground, intended for housing, with 1 to 4-bedroom apartments, and 3 levels below ground, for private parking and storage areas.

Q When is the project due to be completed?

A

The project is due to be completed at the end of the 2nd quarter of 2017, with the first apartments to be handed over from then on.

Q Who is responsible for the construction of Salitre 100?

A

SALITRE100 is being developed by Lantia which, through its own team and various partners, is in charge of the definition and construction of the project. The contract for first construction stage (Structure) was awarded to the company Ramos Catarino, which has extensive experience in the construction of high-quality residential projects.

Q Who manages the residential condominium of Salitre 100?

A

The apartments will be handed over once the management and administration of the condominium has already been set up. From then on, all activities related to the maintenance of infrastructure, regular cleaning of common areas and concierge services will be safeguarded and fully operational.

Q Can the flats be personalised during the construction stage?

A

Yes, there is a choice of some finishes and fittings up to a certain stage in the construction of the project.

Q Does the Salitre 100 project offer solutions to equip and decorate the apartments?

A

Yes. A partnership has been set up especially for the SALITRE100 project with two acclaimed interior design studios that present standard or fully personalised solutions for the decoration and fitting-out of the apartments. In both cases, these services include turnkey solutions that include not just furniture and decoration, but also kitchen equipment, small appliances and household linens for both bedrooms and bathrooms, as well as other services. These solutions enable our clients to enjoy their new homes without having to be personally concerned with getting them ready to be lived in.

Q How far is the building from the airport?

A

SALITRE100 is approximately 10 km from Lisbon international airport and the journey by car takes approximately 10 minutes.

Q If I want to visit the project, is there a recommended hotel close by?

A

Yes, Vintage House Hotel, only a few metres from the SALITRE100 Salitre100 development, offers special conditions for potential SALITRE100 buyers.

Q Is there a property management service available?

A

Yes, LANTIA offers property management services that ensure the management of your apartment in your absence. The services available include representation of owners at condominium general meetings, maintenance services, payments of charges and taxes, management of utilities contracts and management of leases.

Q If I want to rent out an apartment that I have bought in SALITRE100, can Lantia help me?

A

Yes, LANTIA has partnerships with professional companies specialising in medium and long-term leases that can help you to ensure a return on your investment.

Q Can LANTIA ensure a good rate of returns from leased apartments?

A

LANTIA offers, through selected partners, access to companies specialising in the rental market that recognise the potential of our apartments and are able to estimate the rate of return for each apartment.

Q Is there a guarantee period after handover of the apartments?

A

Yes, LANTIA provides a guarantee against construction defects for a period of 5 years after the date of completion of the construction.

Q In general terms, what is the procedure for buying an apartment in the SALITRE100 development?

A

Purchases of property are formalised by signing a promissory contract of purchase and sale, followed by the signing of a notarised deed of purchase. It is at that point that the keys for your apartment will be handed over.

Q What types of taxes apply to the purchase and ownership of property in Portugal?

A

At the time of purchase, and only then, the buyer must pay property transfer tax (IMT), stamp duty and administrative costs related to the signing of the deed and registration of ownership. During ownership of the property, the owner must pay annual property taxes (IMI) and wastewater treatment taxes.

Q On buying one of the apartments in the SALITRE100 development, will I be able to start the procedure to obtain a Golden Visa or Non-Habitual Resident Visa?

A
